Last week we passed the 200th day of 2017, and wanted to take that marker to look back on a hot topic here in East Nashville – STRP (Short Term Rental Property) Complaints.
For our purposes, we consider ‘East Nashville’ as council districts 5, 6, 7, & 8. In the first 200 days of this year, Metro Codes department reports 89 reports containing the word ‘STRP’ either as the reported problem or violation noted in the report.
Below is the current status of all 89 reports. Just over half have been completed or resolved. It’s worth noting that valid violations sometimes require lengthy legal procedings to be resolved, if the owner doesn’t initially comply. Of the numbers below, 30 were found to be valid violations that were resolved upon notification – meaning the owner complied. Only 2 reports this year were marked as ‘no violation found, or just memo noted’, and 1 duplicate report. That leaves 42 open cases just in East Nashville – of which 11 civil warrants have been issued, 6 have received formal citations, 7 have received form injunctions, and 9 daily fines cases have been initiated and currently active.
Who had multiple reports? Over 20% of those complaint reports were against just 9 owners, covering 12 properties. Those include Pantheon Development, Prime Nashville, LSP, K Properties, Yating Hu, Jill Furstenburg, Violet Edelman, Warren Ebanks, and Roland Adams:
How were the complaints received? Nearly 90% were via email to the codes department.
